The cottage sleeps 4 across two bedrooms a double with dressing table and a twin. There is one family bathroom with an electric shower over the bath. The open-plan lounge and dining area has a TV and doors that open onto the waterside garden. The kitchen has an electric cooker, fridge, microwave and washing machine.

The sunny waterside garden has a small lawn and private mooring. Fishing is possible on site with a valid permit. Parking for one car is included. Please note the lane can flood so wellies are advised.

Cottage is at easy walk to Wroxham and the shops, Roy's, and public houses. Also the main river Boat hire can be booked in Wroxham

Could be a great cottage but really needs updating and Wi-Fi would be an added bonus. Plus not suitable for fishing due to natural weed build up.

The cottage is perfected placed to access Hoveton and Wroxham Parish and only a short walk to the train station. The cottage is very comfortable and we had a lovely week. Great value for money. The best bit is seeing + feeding the swans, geese and ducks from the garden area. Allocated parking spot is just a 1 minute walk away.

Cleaning acceptable but a soap dish called in old soap in bathroom probably not Kitchen equipment very basic and some of mugs very tea stained Position on a quiet private staithe with visiting swans ducks and a heron excellent
