A lovely property with accurate listing. There is no garden, just a small patio with table and chairs. Carpets need cleaning, very stained. More drinking glasses, we only had pint glasses and wine glasses. There was also a horrible drain smell coming from somewhere in the kitchen. Despite this we had a lovely stay and would recommend. The area has loads to do and we enjoyed a lot of cycling.

Lovely accommodation 10 mins walk to all amenities swan pub. Fish shop. and Chinese takeaway. Ideally placed for visiting Cromer norwich sheringham and Great Yarmouth. enjoyed our stay and would highly recommend to family and Friends

A very clean and comfortable and very tastefully decorated house, perfectly situated for touring the Broads, or further afield. Everything you need for a home from home. There is a large Tesco very near for anything you might need and The Swan pub in Stalham serves a very good selection of food and are very friendly. Parking is a bit tight in the designated area which, which is between the buildings below, below the bedroom, for a larger car but perfect for keeping the car out of direct sunlight during the heatwave last week. Thoroughly recommend this property.

Great location and lovely property, handy to be near the shops and a great base for exploring. Parking is slightly difficult but only thing was this property was not as clean as other properties we've stayed in. Had to rewash utensils, glasses and pans, one had spaghetti left in it! Sofa's in front room and bathrooms also needed some cleaning. Apart from that we had a great time.

We were really pleased with this rental it was as described by Sykes Cottages and well represented by the photos. The kitchen was excellent, all of the facilities in it looked brand new. Lovely stylish lounge and bedrooms. One small point to bear in mind the 3rd bedroom at the rear of the house is very near the main road which means you get traffic noise throughout the night.

This property is lovely, very well presented and clean on arrival. The only thing I would say is that the windows outside need a good clean but obviously this did not affect our stay.

Our whole experience at this property was wonderful. The location was great. The beds were comfortable. The qhilts, pillows, and towels were lovely. It was well equiped. If anything negative, the wifi was extremely slow, and the shower above the bath wasn't very adjustable but we all used the ensuite shower. This did not hinder our wonderful week in Stalham.

Great location for exploring the Broads area about 13 mins drive from Wroxham. Great sized bedrooms and very useful to have two first floor bathrooms when two couples share the property. The house is about 30 seconds from the Staithe and Museum of The Broads and there is a 4 minute walk to a decent sized Tesco. The village centre is a 5 minute walk from the property. Would definitely visit again.

Excellent. Extremely clean, well appointed, everything you need, As our stay was in February I cant really comment on the outside space, but I think that there is no real outside seating area and the front bedroom would get very hot would be a downside, having said that, it cant be remedied, it is what it is, very spacious and in a nice area. A great property we stayed as a family of 4 and had a comfortable stay here the kids teens had a double bed each which they loved and the Netflix was good to have in the bedrooms for them. Town is a short walk away and a central location for a lot of places . We had everything we needed for our stay and the kitchen was well equipped. If I had to pick one down point it would be the parking can be a bit tight if you have a big family car but this is out of their control and we did get it in so it is possible. We had a good time and would recommend here .

Lovely property in a good location for exploring the Norfolk Broads.

We stayed for 2 nights for a chilled girls weekend. The house was lovely and clean. The heating was on when we got there which we were grateful for. The kitchen was well stocked and we couldnt fault anything. Sprowston P & R is 20 mins away for visits into Norwich and there is a Tesco nearby. The local area looked lovely but the weather was awful so we didnt get a chance to explore.

Fabulous property we were reluctant to use Sykes again after a really bad experience. But this property surpassed our expectations excellent owners, fabulous, well kept and a pleasure to stay in. To all holiday let owners, never underestimate how we feel when we come to use saucepans that have obviously been bought new and not leftovers you had at home!

A fantastic base with everything you need close by, quick and easy walk to Tesco. Central to all the different locations we wanted to explore. Clean, homely and a lovely space to relax after a long day. We found the house to be perfectly equipped for our needs, the cupboards were full of different sized pots and pans etc. Would absolutely stay again.

Road noise at the back , not enough room for cars to park and to be able to access cars. Small back garden and noisy to sit out in.. No means to access daylight and mirror together for hair and make up and a seat,especially if you have mobility issues.

Excellent property to use as a base for a holiday. Cannot fault how clean the property was thank you. The only small point that I would draw to the owner's attention was improvements to the amount and selection of kitchen utensils. We tend to selfcater while away and would have appreciated a greater range of kitchen equipment there was a poor range of knives, and more cutlery, mugs, saucepans, etc, would have helped.

Beautiful property, very homely with everything you need. Great location. Lovely little town. Easy check in and check out and the owners very kindly accommodated a late check out on our departure day.
